10 REASONS YOU SHOULD USE YOUR OWN AGENT WHEN BUYING REAL ESTATE:
- IT’S FREE !
They say nothing is free – but this actually is. Your buying agent will get paid by the Sellers, and – contrary to popular belief – if you purchase without your own agent, you will NOT get a better deal because the commission is half. That is a misconception many people have. Commission costs for the sellers are the same, whether there is a “cooperating agent” or not.
- WE SEE LISTINGS YOU DON’T !
Did you know there are hundreds of listings that are “exclusive” and NOT on MLS? A quality brokerage has access to these listings to give you a strong advantage over other purchasers. We also are the first to see new listings and want to share them with our buyers HOT off the presses!
- WAY MORE CONVENIENT FOR YOU
When you are represented by a purchasing agent, THEY arrange a convenient tour of all the homes you would like to see in ONE tour. You need not contact each listing agent independently, and try to figure out a way to see everything in one night (it’s nearly impossible). YOUR schedule and convenience is most important.
- YOUR INTERESTS ARE PROTECTED
If you are smart, you will insist on entering into a contract with your buying agent, so that they have a fiduciary duty to protect your privacy and your best interests. Under such a contract, they are required to diligently inform you of new listings that come available in your criteria, and perform their duties for you to find success efficiently and skillfully. All that is required of you in return, is your loyalty.
- WE KNOW AREA OR PROPERTY ISSUES THAT MAY AFFECT YOUR DECISION!
Your best buying agent knows the area – knows future plans, where high water areas may be, potential issues that affect value. Example: Did you know there is a neighborhood in Scarborough that was built upon buried drums of uranium? Or that some areas have intense amounts of iron in their water that make it undrinkable? Agents know!
- BE REPRESENTED WHEN BRINGING AN OFFER!!!
It should go without saying that the listing agent of a property is representing the interests of the SELLERS! Although they are required to act fairly and honestly, don’t expect them to fight for the best purchase price for you, or conditions that may adversely affect the SELLERS! You must have a skilled and knowledgeable agent on your side !!! They have NO fiduciary duty towards you, which means they do NOT need to protect your privacy if you let your highest price slip or your motivation for buying. This is serious stuff!!!

- POST-OFFER RUSH:
The work for you truly begins once an offer has been accepted. Paperwork must quickly be directed in many directions, home inspection arranged (and your realtor will attend that for you, if need be), financing and bank appraisal must be arranged very quickly, and waivers or amendments prepared accordingly – all within 5-7 days!
- RE-NEGOTIATION AFTER A HOME INSPECTION?
Imagine your home inspection reveals deficiencies that are a big surprise! Your agent will skillfully deal with these issues, potentially having to re-negotiate your purchase price or require repairs to be done before closing – all requiring more paperwork to be in place for successful “firming up” of your purchase, and making certain YOUR interests are #1 !!
- MULTIPLE-OFFER MAHEM
Multiple offer situations are at the top of the stress scale when buying a property. In certain markets, buyers can be faced with these at every turn. Without an agent representing you, your chances of succeeding with your offer are slim to none. Strategy, experience and solid advice are priceless In this situation. If you are unrepresented, it will shock you how quickly your offer will be handed back to you with a “sorry…” and this can be extremely frustrating.
